For experienced investors

Analyse more deals in less time

Stop copying figures from property portals, agents’ brochures, the EPC register and sold-price searches into your spreadsheet. Enter an address and PropCalc brings the property data together, fills your calculator, and gives you a verdict and a maximum bid.

First deal free, then £9.99 per month or £99 per year

All in one place

The data you’d normally gather by hand

Pulled in for the address as soon as you confirm it, so the first ten minutes of every deal take seconds.

Valuation (AVM)

An automated valuation, the kind many mortgage lenders use for a first look, with range and confidence, one tap into GDV.

Market rent

An open-market rent estimate, one tap into your income.

Listing and sales history

Asking-price changes and previous sale prices for the address. Several price drops can point to a seller who needs a quick sale, or an asking price that started too high.

Sold prices nearby

Land Registry sales around the property, one search away, for your own comparables.

EPC and floor area

Current and potential band, with an editable cost to reach C added to the works.

Council tax and tenure

Council tax band and tenure beside the deal.

Market context

See the history before you price the deal

Listing changes, previous sales and the property’s facts sit beside your numbers, so you can spot a motivated seller or an optimistic asking price at a glance.

Five strategies

One property, every way to play it

Switch strategy on the same address: the address, price and property data carry over.

Conversion to rental (HMO or BTL)

Bridge, refurbish, refinance and let, room by room or as a whole.

Standard rental

Buy with a mortgage and let it as it is.

Flip

Bridge, refurbish and sell, with profit and ROI.

No money down

Buy below market, remortgage at true value, and see the capital left in.

Rent to serviced accommodation

Rent a property and run it as serviced accommodation.

Underwriting

Max bid and stress tests in one view

Deal Verdict finds the highest price that still hits your target return, such as ROI or yield. Then PropCalc re-runs your numbers with harder assumptions and shows what holds, what needs watching and what breaks.

  • Interest rate +2%, refurb +20%, GDV −10%
  • Bridge running three months longer, and extra voids
  • BRRR refinance exit with remortgage lender ICR stress
  • Article 4 flags in the HMO analysis

Finance and tax

Bridge costs and ownership, modelled properly

Gross facility, fees, rolled-up interest and net advance feed straight into the cash you need to complete. Personal vs Ltd shows the cash you’d keep after tax both ways, for basic, higher and additional-rate taxpayers.

Illustrative only, not tax advice.

Questions

Where does the property data come from?

PropCalc combines address confirmation and listing enrichment with an automated valuation, estimated market rent, listing and sales history, Land Registry sold prices, the EPC register and council tax, plus the assumptions you enter. Valuations and rents are starting points, so check them against local comparables and agents.

Can I change the assumptions?

Yes. Every input is editable, from finance terms and refurb line items to voids and management. The defaults are there to get you to a first answer quickly.

How much does it cost?

Your first deal is free. After that, PropCalc is £9.99 per month or £99 per year for unlimited deal analysis. Pay annually and get two months free.

Can I share a deal with a partner or lender?

Yes. Share a link to the deal (it lasts 24 hours) or export a PDF of the analysis.

Does it work on my phone?

Yes. The free iPhone app shows your saved deals, Deal Verdict and rent affordability, and syncs with your web account.

Is the tax comparison advice?

No. Personal vs Ltd is an illustration of the same deal under both routes. Speak to an accountant before choosing how to own property.
