For auction bidders and buyers

Know what’s in the legal pack before you bid

Upload the auction legal pack and get a plain-English memo, a red/amber/green checklist, and the fees buried in the special conditions. Bid with your eyes open, then take the right questions to your solicitor.

What we check

Nine areas every bidder should understand

Each comes back red, amber or green (or unknown, when the pack doesn’t say), with the evidence and next steps where the pack supports them.

Title

Who owns it, what the register says, and anything on the title that needs a solicitor’s eye.

Tenure & lease

Freehold or leasehold, lease length, ground rent and service charge where the pack gives them.

Tenancies & occupiers

Whether it’s sold with tenants or occupiers in place, and the rent and terms quoted.

Covenants & easements

Restrictive covenants, rights of way and shared access that could limit your plans.

Planning & building regs

Planning notes and missing consents or completion certificates mentioned in the pack.

Searches

Which searches are included, which are missing, and what they flag, such as flood risk.

Special conditions

The auction-specific terms that override the standard conditions, in plain English.

Fees & completion costs

Buyer’s premium, seller’s costs passed to you, arrears and other cash due on or before completion.

Bidder readiness

What could get in the way of financing and completing on time, such as short completion dates.

What you get

A memo you can act on, not a pile of PDFs

Legal packs are long, and the costly details hide in the special conditions. The review pulls out what matters and points to the evidence it found.

  • Executive summary of the lot
  • Red/amber/green checklist with evidence and next steps
  • Main risks, rated high, medium or low
  • Fees and costs found in the pack, such as buyer’s premium and arrears
  • Key dates, including completion
  • Questions the pack leaves unanswered, ready for your solicitor
  • Downloadable memo PDF to share

AmberSearches

Your ceiling price

Turn the fees into a maximum bid

Auction costs come on top of the hammer price. With a PropCalc subscription, the fees from your review go into Purchase Legals on the deal, and Deal Verdict works out the highest bid that still hits your target return.

Questions

Is this legal advice?

No. This is AI-assisted due diligence support, not legal advice. Always instruct a solicitor before bidding. The review helps you spot what to ask about and what it might cost, so your time with a solicitor is better spent.

Do I need a PropCalc subscription?

No. A review is £49.99 per pack and any signed-in user can buy one. You only need a free account so we can keep your review and memo for you.

What do I upload?

The legal pack PDFs from the auctioneer’s website: special conditions, title documents, searches, leases and so on. Upload up to 20 PDFs at a time, 50MB each; add very large files a few at a time. Very long packs are trimmed to fit, and the last documents uploaded are trimmed first, so upload the special conditions, title and searches first.

What do I get back?

A memo with an executive summary, a red/amber/green checklist with evidence and suggested actions where the pack supports them, the main risks, the fees and costs found in the pack, key dates, and questions the pack leaves unanswered. You can download the memo as a PDF.

The auctioneer added documents after I ran a review. What now?

Add the new PDFs to the lot’s Auction Pack notes on its deal page, then start a new review. Each review is £49.99 and covers the PDFs on the lot when you pay.

Can the fees go into my bid calculation?

Yes, with a PropCalc subscription. Fees found in the pack can be added to Purchase Legals on your deal, so the Deal Verdict max bid includes them.

Reviewing a lot this week?

Upload the pack now and go into the auction room knowing the risks and the real cost.
