Do I need a card for the trial?
Yes. The 7-day free trial starts via checkout with a card on file. Cancel before the trial ends and you will not be charged.
How much does PropCalc cost?
After the 7-day free trial, PropCalc is £9.99 per month or £99 per year. Pay annually and get two months free..
What data sources does PropCalc use?
PropCalc combines address confirmation and listing enrichment (such as market history, EPC, council tax, and Article 4 coverage by postcode) with the assumptions you enter. Calculations remain estimates based on those inputs.
Does PropCalc model Renters’ Rights Act and EPC C rules?
Yes. Sub-C EPCs can auto-estimate a cost to reach band C (target by 2030 under current government plans) inside the refurbishment schedule. Always editable. Article 4 flags and HMO licensing guidance sit in the HMO analyser. These are underwriting aids, not legal advice.
What is “What breaks this deal”?
A stress panel under Deal Verdict that re-runs your live calculator with harder assumptions: interest rate +2%, refurb +20%, GDV −10%, three extra months on the bridge, and extra voids. For BRRR / HMO deals it also shows the refinance exit explicitly (revaluation, LTV pull-out, and money left in), and whether the exit Passes remortgage lender stress test (ICR after refinance, not the bridge). Each scenario is tagged Holds, Watch, or Breaks.
Does PropCalc compare Personal vs Ltd ownership?
Yes. On buy-to-let and HMO deals, PropCalc shows the same deal side by side: cash you’d keep if you owned personally (income tax + Section 24) versus in a limited company (corporation tax, then dividends). You can switch Basic, Higher, or Additional rate. Figures are illustrative for underwriting only, not tax advice.
Does PropCalc check Article 4 / HMO licensing?
The HMO analyser flags Article 4 directions returned for the property postcode and shows licensing guidance (mandatory, additional, selective). Always confirm planning and licensing with the local authority before you bid. Schemes and boundaries change.
How accurate are the calculations?
Results are estimates for underwriting and deal screening only. They are not financial, legal, or investment advice. Always verify figures with solicitors, lenders, and other professionals before you bid or complete.
Can I cancel?
Yes. Open Account → Manage billing to cancel or update payment details via the Stripe customer portal. You can also switch between monthly and annual billing there when both plans are enabled.
